Meet Michael
A family business background, a decade of make-ready work
Michael Douglas grew up in a family rooted in property management in Central Texas, where he learned the make-ready business from an early age preparing rental homes and apartments as well as servicing homeowners.
For almost a decade, he's provided painting, drywall repair, property maintenance, and make-ready services for owners throughout Central Texas.
A New Braunfels native, Michael moved to San Marcos early 2026 and started Michael Douglas Make Ready, built on dependable service, honest communication, quality workmanship and earning customers who are happy to call him again.
When he's not working, you'll usually find Michael playing guitar, spending time with his dogs, or enjoying a day on the river.

- What is a make ready?
- A make ready is everything needed to get a home or unit rent-ready after a resident moves out — paint touch-up or full repaint, drywall and texture repair, minor repairs, and a move-out clean.
- What areas do you serve?
- San Marcos and the surrounding Hays, Comal and Guadalupe County cities — New Braunfels, Kyle, Buda, Wimberley and Seguin.
- How soon can you start?
- It depends on what's already on the calendar. Rather than promise an immediate start, we give you the next honest start date in writing and hold it. Once a unit is scheduled, most standard one and two bedroom units are painted and cleaned in one to three working days, and larger or heavy-prep jobs get a firm completion date up front.
- How is pricing set up?
- Painting and cleaning are priced by square footage with adjustments for color changes, ceilings, heavy prep and materials. There is a $200 minimum per job. You can get a ballpark yourself with the Build a Quote tool, then we confirm in writing.
- Do you work with property managers and apartment communities?
- Yes. Per-unit pricing, consistent colors across a property, and volume calibration for recurring turns are all standard. Multi-unit schedules are quoted after a quick walk of the property.
- Do you supply the paint and materials?
- We can. Materials can be included in your quote, or you can supply your own approved paint if your property uses a spec color.
- Are you insured?
- Yes — fully insured and locally owned, working in San Marcos and the surrounding area.
- Do you require a deposit?
- Larger projects start with a 50% deposit, with the balance due at completion after a final walk.
- How do I get started?
