Homeowners
Interior painting is most of what I do for homeowners — a single room, the whole interior, or trim and doors on their own. Drywall repair and touch-ups come with it: nail holes, dings, corner beads, texture matched so the patch disappears under paint.
I also handle move-in and move-out refreshes, make ready cleaning, light exterior work, small repairs, and prep before a house goes on the market. Sites get masked, covered and cleaned up at the end of each day.

Property Managers & Commercial
Rental make-readies on a schedule you can hold a lease date to — single units or a block of them at once. Interior painting, drywall repair and touch-ups, move-out refreshes and make ready cleaning. Start dates depend on current workload and are confirmed in writing.
Small repairs and light exterior work get handled in the same visit when they're on the punch list. Pricing is per unit and in writing.

Interior Painting
A single room, a whole interior, or trim and doors on their own. Walls, ceilings, trim and closets prepped, masked and painted, with the site covered and cleaned up at the end of each day.
Exterior Painting
Light exterior work — doors, trim, fascia, patios and smaller exterior repaints handled alongside the interior scope when they're on the list.
Cabinet Painting
Kitchen and bath cabinets cleaned, prepped and repainted for a fresh look without replacing the boxes. Priced with the rest of the job in writing.
Drywall Repair
Nail holes, dings, cracks and corner beads repaired before paint. Patches are floated and sanded so they disappear under the finish.
Texture Repair
Existing wall and ceiling texture matched on patches and repairs, so a fix doesn't stand out once the wall is painted.
Make Ready Cleaning

Cleaning rates are starting points, not fixed prices. Because no two properties come back in the same condition, cleaning is priced in relation to the scope of the whole job — and full takeovers get a discount. When we handle the paint and the cleaning together, or a block of units at once, the cleaning rate comes down.
Final pricing is based on overall condition, level of buildup and square footage. A walkthrough or photos may be requested for the most accurate estimate.
